How to become a real estate agent in 6 steps!

QUICK NOTE: THIS BLOG IS VERY PRACTICAL AND THESE STEPS ARE FAIRLY THE SAME IN ALL 50 STATES! RI IS REFERRED TO HERE BECAUSE THAT IS MY STATE!

Step 1:) Take real estate pre license course! This is where you learn about real estate agency and law! In Rhode Island its roughly 45 hours long and can be done during a couple of weekends or over the course of a few weeks depending on who is offering the courses! You can check with the Rhode Island Association of Realtors or if you are in another state, check with your states Association of Realtors for class location and times. Many times there are other programs in brokerages or institutions that may be more convenient for you!

Step 2:) Lead Certificate - This is roughly a 3 hour class that will be in addition to the 45 hours in Rhode Island to educate potential agents on the dangers of lead and why it is now illegal, what to do if it is in a property, etc. Not all states may require this, please check with your educational facility. Many if not all, will provide this certification. 

Step 3:) Obtain Background Check. To become a licensed real estate agent, you can not have a criminal background. You can obtain this background check at the AG (Rhode Island Attorney Generals office).

Step 4:) Take Real Estate Exam. The real estate license exam is a very difficult test. It is two parts, real estate law and real estate agency. Many people fail multiple times and give up, much due to the lack of time allotted to study. These people were not meant to be real estate agents anyway as it can take up to 6 months or a year before you obtain a sale when you are on your own. Now I was a C and sometimes B, D and F student in school.. never cared much for school when I was younger.. but what helped me was reading the pre license course book from front to back.. speed reading it that is! At the end of every chapter, challenge yourself with the practice exam! When you get any answers wrong, go back to the section where you can find the answer and remember it!! Do not go to the next chapter until you get all the answers correct!! Also, make note cards with the vital definitions and have a loved one ask you!! This was the only reason why I passed the first time around!

OK FULL DISCLOSURE.. STEP 5 I FORGOT IN THE VIDEO SO THERE IS ACTUALLY 7 STEPS! LOL!
Step 5:) Find a Real Estate Brokerage to Hang Your License!! Decide which brokerage you will be working with!! Check out the quick video here! 

Step 6:) Join a local real estate board. Ask the brokerage in which you will be working to which board of Realtors they belong. There are several in each state. 

Step 7:) Sign up with the MLS, multiple listings service! In Rhode Island there is only one, in other states there are multiple! The MLS is your lifeblood as an agent! This is where you enter your listings that feed out to not only all of the agents in the state that are members of MLS but also to over 900+ consumer websites to feature your listings!! This is also where you can track the market through statistics not so readily available to the public, where you can prepare your fair market value reports for properties, set buyers up on listing alerts, access public records and dozens of other great tools! The cost is around $30 per month for an agent in RI.
